The Grand Dunman condo is a mega development located in District 15 in the East of Singapore. It comprises 1,008 residential units and five strata-titled commercial units on the first level. The project is developed by SingHaiyi Group and has started preview on July 1, with the official launch planned for July 15.
It seems that the Grand Dunman project by SingHaiyi Group has generated significant interest and a high number of visitors during its public preview. According to reports, about 10,000 people visited the sales gallery of the 1,008-unit private condo over the weekend, with the figures as of 8 pm on July 2. This turnout is not only the highest for this year but also the highest in the past five years for a property development.
Grand Dunman enjoys a prime location with close proximity to the Dakota MRT Station on the Circle Line, making it highly accessible to the CBD and Sports Hub. It is also within 1km of popular schools like Kong Hwa Primary School and Tanjong Katong Primary School, making it attractive to families.
One-bedroom units start from 452 sq ft with two-bedroom units from 667 sq ft. Three-bedrooms are upward of 980 sq ft. There are also 34 two-bedroom dual-key units of 721 and 775 sq ft and 36-three-bedroom dual-key units of 1,044 and 1,055 sq ft.
There are only 10 penthouses in Grand Dunman, notably five-bedroom penthouses ranging from 2,336 to 2,756 sq ft; whereas a six-bedroom penthouses from 3,057 to 3,068 sq ft.
Three-bedroom units start from 1,475 sq ft, four-bedroom units from 1,787 sq ft, and five-bedroom units from 2,131 sq ft.
All the units at Grand Dunman will be north-south facing for excellent cross ventilation. Those units facing south will overlook the landed estate of Mountbatten Road and Meyer Road to the sea beyond.
Grand Dunman aims to achieve a Green Mark Platinum Super Low Energy rating with several energy-efficient features, including solar panels on the rooftops, double-glazed windows for west-facing units, and Samsung refrigerators provided for all units.
The project is expected to attract a mix of investors, owner-occupiers, and HDB upgraders, particularly due to its proximity to the MRT station, desirable unit types, and energy-efficient features.
Prior to the Grand Dunman condo launch, two other condo projects were launched in District 15 this year. The first was the 638-unit Tembusu Grand by City Developments Ltd (CDL) and MCL Land, which sold 53% of its units during the launch weekend in early April. The second was The Continuum, a freehold condo with 816 units developed by Hoi Hup Realty and Sunway Group, which had sold 229 units by early May.
SingHaiyi paid the price of $1,350 psf per plot ratio for the land parcel of 271,622 sq ft, 99-year leasehold site in a Government Land Sales (GLS) tender back in June of the previous year. The winning bid was 20.3% above the $1.067 billion ($1,122 psf ppr) submitted by CDL, Hong Leong Group and TID.
Comparing the expected price of Grand Dunman to another development in the same East Coast area of District 15, Tembusu Grand, which was jointly developed by City Developments Ltd (CDL) and MCL Land, it appears that the indicative price for Grand Dunman could be from $2,350 psf for the bigger units, says JT Chia, Propertyforsale Managing Director.
